Question: Can I build a new home on my empty lot? Or can I put a mobile home on my lot?
Answer: You will need to obtain a building permit and if your home is in a flood zone, you will need to obtain a certificate of elevation. You will need to comply with current building codes and regulations. Mobile homes are only allowed in certain zoning areas. Question: Will the city condemn my flood damaged home?
Answer: The city is not condemning homes that were flood damaged. The city may condemn a home if the owner makes no efforts to repair or replace it and leaves it in disrepair for a long period of time.
Question: What inspections will I have as I rebuild or repair my home?
Answer: For new homes and rebuilt homes, you will have several inspections as part of the building permit process. If your repairs are replacing drywall, flooring, etc. you probably won’t have any building codes inspections. There will likely need to be an electrical inspection before power is restored and before closing up your walls. Contact MLEC (931-296-2581) for more information about the electrical inspection.
Question: Do I need a permit to demolish my home?
Answer: There is no permit needed to demolish a home, but you will need to notify all utility companies (gas, water, electricity) before you tear anything down so that disconnections can be done safely.
